Impetus

Utrecht Science Park Bilthoven will be given ever more space to grow over the coming years.
The development vision for the area, which includes new-build and renovation projects, provides
space for new partners and businesses. Together, they will be able to create a strong community in
the life sciences, vaccines, and vaccine-related research domains.

Impetus is to be realised right in the heart of the Science Park. A new and sustainable multi-tenant
building will off er space for labs, offi ces, and small-scale production facilities. This is where both
growing and established companies, in partnership with Utrecht Science Park Bilthoven, can build a
strong knowledge cluster.

Bilthoven is centrally located in the Netherlands and, therefore, an excellent location for attracting
highly skilled and talented workers, receiving clients, and conducting top-quality research.
Utrecht Science Park Bilthoven off ers a full range of auxiliary services, ensuring that the tenants of
Impetus can focus entirely on research and development.

Impetus will be a flexible research building. The transparent structural support design, intelligent installations, and high floor loading capacity allow for almost any desired layout. Approximately 70% of the total floor space of Impetus is allocated to labs and 30% to office spaces. The full-size basement allows for the optimal implementation of all the logistical needs.

Furthermore, Impetus will become a building that encourages the creation and sharing of knowledge. The green, communal atrium connects all the floors and the other shared functionalities such as reception, the meeting centre, and hospitality facilities will create a bustling and lively atmosphere. Planned and unplanned meetings will encourage and foster mutual interactions.

Impetus will be a highly sustainable building. When it comes to energy consumption and use of materials, Impetus sets the bar high and has the ambition to achieve the BREEAM-NL Excellent certificate.
